Facts: Duplex, two 3-story townhome units with roof decks and private elevators and 3,888 SF of total living space.
Description: This spec home is located 1 block away from the beach so it had the potential for great ocean views. The challenge for ADC was to figure out a way to design the building to take full advantage of it while being limited by an FAR of 1:1 and a height limit of 33 feet. With only 3,888 SF of living space allowed, ADC’s Principals Chris Weimholt and Corey DeManty proposed limiting the sq. footage on the first floor to just the unit entries and a covered outdoor space, so that the living space would be on the second and third levels taking advantage of the ocean views. The roof decks on these homes may be the first of their kind given the height restrictions in Corona Del Mar. They essentially occur on the 4th level and ADC had to design a unique staircase to gain access to the roof level without violating the height restriction. ADC knows that while designing spec homes, it is important to take advantage of every available SF of living space while maximizing the site opportunities such as ocean views to help our clients create a unique product and a successful development.
