The retail landscape continually evolves, and Architecture Design Collaborative actively leads in innovative adaptive reuse. We are thrilled to announce a significant project milestone at Sherwood Place in Stockton, CA. Here, we ingeniously converted a former single-level food court into a modern, two-level Public Storage facility. This project powerfully showcases how underutilized retail spaces can find new life, consequently generating value and meeting community needs.
Sherwood Place and the Vision for Public Storage
Sherwood Place, located at 5308 Pacific Ave., Stockton, CA 95207, is currently undergoing a comprehensive multi-phase renovation. Our recently completed Phase 2 specifically focused on transforming an 84,345 square-foot area. Previously, the existing single-level food court, situated in a less prominent back area of the mall, presented a unique challenge. However, by recognizing the strong demand for accessible storage solutions, the team made a strategic decision. They chose to introduce a Public Storage facility, therefore effectively turning a less desirable retail spot into a rent-generating asset. This strategic conversion is a prime example of maximizing a property’s inherent potential.
Designing the New Public Storage Space
The conversion process involved an extensive redesign to precisely accommodate the specific requirements of a Public Storage prototype. Architecture Design Collaborative meticulously planned the division of the space into two functional levels.
Space Specifications and Unit Development
Level 1 now encompasses 45,775 square feet, while Level 2 offers 38,570 square feet. Furthermore, this thoughtful design resulted in the creation of 648 secure storage units, thereby catering to a diverse range of community needs. Initially, our team explored options with several self-storage vendors. Ultimately, our client, Brixton Capital LLC., selected Public Storage. This decision allowed us to expertly adapt their proven and successful model to the existing structure. Consequently, this adaptive reuse not only introduces a leading name in storage to Stockton but also significantly revitalizes a substantial portion of the mall.
Collaboration and Expertise in Delivering Public Storage
This successful transformation materialized through strong, dedicated collaboration with an expert team. We are particularly grateful for our robust partnership with Brixton Capital LLC., under the insightful guidance of Kyle Godat and Justin Long. Tilton Pacific Construction provided the essential construction expertise, skillfully executing the complex conversion. In addition, key consultants played vital roles: MRP Planning CO contributed their structural engineering knowledge, and TES Engineering handled the mechanical, electrical, and plumbing systems. Their collective expertise, therefore, proved instrumental in bringing this new Public Storage facility to life.
The Future of Sherwood Place with Public Storage
The completion of this Public Storage facility marks a significant milestone in the larger, ongoing renovation of Sherwood Place. It stands as a clear testament to how innovative design and strategic thinking can effectively convert underperforming retail areas into valuable, functional spaces. This new Public Storage addition not only serves an immediate practical purpose but also actively contributes to the ongoing revitalization and diversification of Sherwood Place. As a result, we eagerly anticipate seeing the continued positive impact of this project and the further evolution of the mall.
