The Design Process
Outlining Goals
- An initial client meeting will take place to discuss site location and project goals and establish a residential development type.
- Market research will be conducted on rates, zoning, and location to determine which product type is right for you.
The Proposal and Density Study
- A proposal is provided to obtain a density study; we then thoroughly research the zoning, specific plans, and design guidelines that govern the site. General plan amendments and potential site layouts are reviewed as well. All information is accessed and reviewed before creating a proforma.
- We hold a meeting to highlight potential concessions that may be applicable for a more efficient design, answer questions, and make revisions if necessary.
Entitlements
- You will then meet with the local jurisdiction with us by your side to share the conceptual design intent and gain their support.
- Once your site plan is approved, we begin working with consultants to prepare an entitlement submittal.
- Our team will provide inspiration based on the surrounding context and initial design intent. These are reviewed with you before collaboration on all levels occurs to design the exterior of the building within budget.
- Our people will also lead the consultant design team and attend staff meetings, community workshops, and public hearings to complete the entitlement process.
The Production & Technical Process
- Our team will communicate with you to determine the project schedule, deliverables, and goals to complete SDs and distribute backgrounds to the design team.
- Team coordination meetings will develop project overlays, minimize coordination issues, create tight construction documents that minimize city review times, and conduct several QA/QC reviews to ensure the accuracy of deliverables.
- Focus will then shift to building what the design team, you, and the local jurisdiction envisioned.
