Rancho Las Bolsas is a 55-home affordable housing community in Temecula designed by ADC for Jamboree Housing Corporation. The development is integrated into Arrive Temecula, a larger market-rate residential community, creating affordable housing within the same neighborhood rather than separating it as a stand-alone project.
ADC designed three three-story Type V-B residential buildings with a mix of one-, two-, and three-bedroom homes. The Spanish Colonial-inspired architecture, stucco walls, tile roofs, and overall building scale were developed to complement the surrounding market-rate community and create a consistent architectural character across the larger development.
One of the buildings incorporates approximately 4,325 SF of community, office, and resident-service space, including community rooms, computer and conference spaces, and areas supporting on-site services. Landscaped outdoor areas provide additional gathering opportunities through a courtyard, barbecue area, and playground, while residents also have access to the pool and fitness center within Arrive Temecula.
The integration of affordable and market-rate housing was central to the project. Rancho Las Bolsas provides homes for households earning between 30% and 60% of area median income while maintaining the same emphasis on architectural character, amenities, and connection to the surrounding neighborhood. That approach was recognized nationally with the 2025 Novogradac Journal of Tax Credits Developments of Distinction Award for the development that best exemplifies family housing.
