Mitsuwa Marketplace Costa Mesa

ADC completed a comprehensive renovation of Mitsuwa Marketplace in Costa Mesa, updating the property from the parking lot and exterior arrival experience through the grocery market and adjoining food areas.

The exterior renovation reworked the customer experience before shoppers even enter the store. ADC developed new custom graphics and landscape improvements, redesigned the parking lot layout and circulation, and incorporated accessibility upgrades throughout the site. These improvements give the established market a stronger identity while making arrival, parking, and access clearer and more functional.

Inside, ADC renovated the grocery market and food components, reorganizing key departments and coordinating new refrigerated cases, coolers, merchandise fixtures, point-of-sale stations, and lighting. Custom graphics based on contemporary interpretations of traditional Japanese patterns provide identity and wayfinding throughout the market while helping differentiate departments such as produce and seafood.

The food areas were refreshed alongside the grocery renovation, including new and updated kiosks, food tenant components, seating, lighting, and supporting customer areas. The design opens views through the food spaces while allowing individual vendors to maintain their own identity within a cohesive overall environment.

Together, the exterior, grocery, and food hall improvements reposition Mitsuwa Marketplace as a complete customer experience rather than a series of separate renovations. Site planning, graphics, landscape, architecture, interior design, lighting, refrigeration, fixtures, and food service planning all work together to update the property while preserving the character that makes Mitsuwa distinctive.
