ADC worked on the conversion of a former Gap location into a new 11,415-square-foot Ulta Beauty at Paramus Park Mall in Paramus, New Jersey. The project required extensive landlord improvements to accommodate the national retailer while creating a stronger presence both inside the shopping center and along its exterior.
The design introduces an expansive glass storefront along the mall’s interior corridor, incorporating Ulta’s signature orange accents, illuminated branding, and contemporary metal panel finishes. Along the exterior, refreshed wall surfaces, stone detailing, and coordinated signage elements establish a recognizable identity and improve visibility for shoppers approaching the property.
Behind the new storefront, the project required careful coordination with the existing building. ADC developed the landlord construction documents addressing demolition, structural floor limitations, utility infrastructure, rooftop mechanical equipment, and accessible floor transitions. Working within an existing mall environment meant balancing Ulta’s technical requirements with the building’s established structure and operations.
Completed in 2020, the project demonstrates how targeted architectural improvements can transform an existing retail space, introduce a new national tenant, and extend the useful life of an established shopping center.
