ADC partnered with HMC Development and Ashley Furniture HomeStore to reposition approximately 93,000 square feet of vacant retail space in Riverdale, Utah. The redevelopment transformed a former large-format retail building into a new 70,000-square-foot Ashley Furniture HomeStore while preserving additional space for a future tenant.
Rather than starting over, the project focused on giving an existing retail property a new purpose. ADC worked closely with the development and tenant teams to reconfigure the former anchor space, establish a new storefront identity, and create a contemporary retail environment that meets Ashley Furniture’s operational and brand standards.
Repositioning Existing Retail
Large vacant retail buildings present both an opportunity and a challenge. Existing structural systems, building depths, storefront conditions, utilities, access, and tenant requirements all have to be carefully evaluated before a new use can be successfully introduced.
For Riverdale, ADC developed an architectural solution that worked with the existing building while significantly changing how the property looks, functions, and interacts with customers. The scope included extensive tenant improvements, modifications to the existing building, and a comprehensive exterior facade renovation.
The result is a property that feels renewed rather than simply reoccupied.
A Long-Standing Retail Partnership
The Riverdale project builds on ADC’s continuing relationship with Ashley Furniture HomeStore and our experience delivering Ashley locations across the country. That familiarity allows our team to understand both the consistency required by a national retailer and the flexibility necessary to adapt those standards to different buildings, jurisdictions, and site conditions.
Working alongside HMC Development, ADC helped coordinate the architectural requirements of the redevelopment while maintaining a clear path toward construction and future leasing opportunities within the balance of the building.
Designed for Today and What Comes Next
One of the most important aspects of the Riverdale redevelopment was planning beyond the immediate Ashley Furniture project. While approximately 70,000 square feet was transformed for Ashley, the remainder of the 93,000-square-foot building was positioned for a future tenant.
This approach allows the property to evolve over time while making productive use of an existing commercial asset today.
The completed project demonstrates how thoughtful retail architecture and redevelopment can breathe new life into vacant anchor spaces, strengthen existing shopping destinations, and create opportunities for continued investment.
